2ND FLOOR ADDITION

You’ll need to find out whether a 2nd floor addition would even be allowed. You will want to check for possible height restrictions in your area. Many city and town ordinances restrict the height of residences to specific heights. If you live in a scenic area there may be further height restrictions due to the impact a tall structure would have on surrounding views. Furthermore, if you live in a subdivision there may be certain rules as to what can and cannot be done with the property, so make sure to check those out as well.

You’ll need to figure out whether your existing home will be able to support a second floor. The foundation and footings of one- and two-story homes are often different. Obviously a two-story home has a stronger foundation and larger footings due to the greater amount of load they must be able to bear. Checking whether your home’s foundation and footings would be able to bear the additional load is crucial. You’ll also need to check out your existing ceiling joints. Usually the existing ceiling joints in a one-story home are too small to support a second floor. Adding additional ceiling joints may be an option, but you’ll first need to look at the existing frame to see if it is possible.
